GeniusLoci

AI-powered enrichment of real estate digital identities through SSH knowledge graphs

About the organisation

GeniusLoci S.r.l is an Italian SME specialising in geo-analytics and artificial intelligence applied to real estate. Its core platform, Genius Property, provides a “digital ID” for properties by aggregating and structuring large-scale datasets on buildings, land parcels, ownership, and surrounding context.

The platform integrates over 100 data sources and delivers indicators and features via API, enabling analysis at multiple spatial levels. A key strength of GeniusLoci is its ability to connect properties with their territorial context, including mobility, accessibility, and environmental characteristics. The company is currently planning to expand some of its services across Europe, with the objective of enriching its analytics through additional contextual and socio-cultural data layers.

What challenges can the GRAPHIA project help solve?

While GeniusLoci manages extensive geospatial datasets, it lacks structured access to SSH knowledge that can describe how places are perceived, used, and experienced – on this topic, GRAPHIA can help addressing the challenge of integrating socio-cultural and qualitative data into real estate analytics.

A key challenge is building consistent indicators across different countries, especially when expanding beyond Italy, where data availability and standards vary significantly. Another challenge is transforming complex SSH data into usable outputs for real estate analysis.

What is the proposed use case?

The use case focuses on enriching the “digital ID” of properties within the GeniusLoci platforms or API using insights derived from GRAPHIA. Rather than processing raw SSH data directly, GeniusLoci aims to integrate pre-extracted knowledge, such as keywords, indicators, or automated reports generated from SSH sources.

These outputs can describe socio-cultural, environmental, and territorial characteristics of locations and be linked to specific properties or areas. For example, keywords related to urban vitality, environmental impact, or social dynamics could be associated with a property and included in its profile. This enriched information will complement existing geospatial and real estate data, improving property search, reporting, and decision-making. The approach allows GeniusLoci to scale its services across Europe by relying on harmonised insights provided by GRAPHIA, rather than building country-specific models from scratch.

What type of SSH data or content are involved?

GeniusLoci is primarily interested in processed SSH outputs rather than raw datasets. This includes keywords, classifications, indicators, and structured reports derived from SSH knowledge graphs, where geographical locations are present or extractable.

Relevant content includes information on quality of life, socio-economic conditions, environmental context, mobility patterns, and perceptions of places. These insights can be linked to geographic entities and integrated into property-level analysis. The goal is to embed this information into the digital ID of real estate assets, providing users with a more comprehensive understanding of the surrounding context. This approach ensures that complex SSH data is transformed into usable and scalable elements.

What technical aspect would be used?

From a technical perspective, GeniusLoci aims to leverage advanced AI and knowledge graph capabilities provided by GRAPHIA. A central element is the use of large language models, particularly LLM4SSH, to extract structured knowledge from unstructured SSH sources and generate new indicators and automated reports.
